With three decades of real estate law experience and a background in finance, Kathleen Keeler Bryski delivers sophisticated, results-driven counsel on complex transactions for large companies, healthcare providers, and property owners.

Kathy advises clients on a broad array of real estate matters, including acquisitions, sales, financing, and leasing of office, retail and industrial properties. She also represents owners in connection with the negotiation of architectural and construction contracts, construction management and property management agreements, brokerage agreements, and service contracts. She has represented commercial landlords in the leasing of numerous office, industrial, and mixed-use properties.

Prior to joining Shartsis Friese, Kathy spent more than 15 years in the Real Estate Development department of an Am Law 100 firm after beginning her professional career as a CPA. Her complementary legal and financial backgrounds drive her business-oriented approach to contract drafting and allow her to place an emphasis on meeting each client’s goals in a practical and efficient manner.

Experience

  • Advise a national healthcare and coverage provider in the acquisition and disposition of more than $1 billion in real estate for various hospital and medical office campuses, as well as standalone office and medical office properties.
  • Counsel a major hospital system in connection with the acquisition of raw land, various medical office buildings and more than 100 lease locations.

  • Guide a Fortune 100 company in connection with the design and construction of a new 2.5-million-square-foot corporate campus that will include office, hotel, parking and various support spaces.
  • Negotiated the construction contract for an NBA event center on behalf of the owner.
  • Advise owner in connection with design and construction of an approximately 900,000-square-foot retail and residential village, including creative spaces, parking garages and public spaces.
  • Counseling various nonprofit organizations on tenant-side leasing matters.
  • Representation of owner in connection with the construction of 250,000 square feet of mixed-use classroom, educational laboratory and administrative office spaces for a university.
  • On behalf of the owner, successfully negotiated construction contract for a 22-story project, including 197 residential units with above- and below-grade parking.
  • Completed a project management agreement with the Exploratorium in connection with the construction of its home at Piers 15/17 in San Francisco.
  • Represented the owner in connection with construction and design contracts for the complete renovation of the Pacific Telephone Building, an historic 26-story building in downtown San Francisco.

  • Advise a Fortune 10 company as tenant on office leasing and various build-to-suit warehouse leases.
  • Secured leases for a global investment manager at more than 50 locations totaling approximately 10 million square feet.
  • Represent a Fortune 100 multinational technology company in connection with approximately 5 million square feet of leased space on the tenant side and approximately 2 million square feet on the landlord side.
  • Successfully negotiated a 99-year ground lease to a hospital for the land owner.
  • For a global technology leader, negotiated a 350,000-square-foot lease.
