With a foundation in both the business and legal sides of real estate, Joseph Soliman represents developers, lenders, owners and investors in the structuring, negotiation and documentation of complex real estate and finance transactions throughout the United States.

Josph represents developers, owners, Fortune 500 technology companies and institutional real estate investment companies in all aspects of sophisticated real estate transactions, including acquisition, sales, financing, leasing, property management, construction and operation of all property types. He also advises institutional lenders on a broad range of finance transactions and workout matters. His passion for commercial real estate transactions stems from an early career as an engineer and construction manager for large commercial real estate projects, which also gives him a practical understanding of the lifecycle of complex projects.

Experience

  • Represented a consortium of high-net-worth individuals in the sale of a commercial building in Silicon Valley to a Fortune 50 technology company for $100 million, and then completed numerous acquisitions, including office and retail properties, throughout the country through a series of 1031 exchanges with an aggregate value in excess of $100 million.
  • Negotiated the acquisition of property and the construction of a 363,000-square-foot building on the property for a leading computer networking company in Silicon Valley.
  • Completed the sale of a Fortune 50 technology company’s Santa Clara, California multibuilding office campus.
  • Represented an institutional real estate investment fund in connection with the sale of $175 million office park in Los Angeles, California.
  • Advised a Fortune 500 construction manufacturer in the acquisition of vacant land and the construction and development of a $200 million industrial warehouse in Gallatin, Tennessee.
  • Negotiated the sale of a California multifamily portfolio consisting of 2,000 apartment units in both Southern and Northern California.
  • Represented a Bay Area developer in connection with the sale of a recently constructed 200-unit multifamily building to the City and County of San Francisco.
  • Led the acquisition of a newly completed 379-unit, $183 million multifamily project in Southern California for a national multifamily developer.

  • For a Fortune 500 construction manufacturer, successfully negotiated industrial leases across the country, including Denver, Colorado; Salt Lake City, Utah; outside of Seattle, Washington; Columbus, Ohio; Jacksonville, Florida; and McKinney, Texas..
  • Counsel a leading technology company in the management of its nationwide leasing and subleasing portfolio.

  • Represented an institutional lender in connection with $75 million loan secured by a 7-story, 242-key, flagged hotel, with integrated condominium project serviced by hotel amenities, located in Scottsdale, Arizona.
  • Advised an institutional lender in a workout and enforcement of a defaulted loan in the amount of $214 million, which was secured by a leasehold interest created by multiple ground leases.
  • Advised a national homebuilder in obtaining construction financing with its joint venture partner for a planned 150-unit condominium development project in Northern California.
  • Represented an institutional lender in enforcing its remedies under the Uniform Commercial Code in connection with a defaulted mezzanine loan and to protect the mezzanine lender’s rights relative to the mortgage lender under the intercreditor agreement.

  • Represented a leading Bay Area life sciences office developer in connection with the formation of a joint venture with a large real estate investment fund for the development of a laboratory/office building.
